Tenant fees
Under the Tenant Fees Act 2019 we can only ask tenants for the permitted payments below. No application fees, no referencing fees, no renewal fees.

| Rent | As advertised, payable in advance per the tenancy agreement |
| Refundable tenancy deposit | Capped at 5 weeks' rent (annual rent under £50,000) or 6 weeks' rent (£50,000+) |
| Refundable holding deposit | Capped at 1 week's rent, deducted from first payment if the tenancy proceeds |
| Early termination | Landlord's reasonable incurred costs where you ask to leave early |
| Lost keys / security devices | Reasonable cost of replacement, evidenced by receipts |
| Late rent | Interest at 3% above Bank of England base rate after 14 days overdue |
| Changes to the tenancy you request | £50 inc VAT (or reasonable higher costs if greater, evidenced) |
| Council tax, utilities, TV licence | Where the tenancy agreement makes you responsible |
Client money protection & redress
Hartwell & Vale holds client money protection and is a member of a government-approved redress scheme. Certificates are displayed in the footer of this site; copies are available from the office on request.
Holding deposits may be retained where an applicant provides false or misleading information, fails right-to-rent checks, or withdraws from a tenancy they have asked us to reserve.
